weigh in on the Nobscot zoning changes before it's to late

For most of our readers, I surmise, already know about the zoning changes that are being suggested to get the property owner (Rose) to do something with the plaza. I've watched and attended a few explanation meetings about what might the land look like after the zoning changes. The bottom line is that the owner can ask for a variance (through the ZBA) to build housing along with retail and we'd not have much if any control over things like density and building heights. If the Council approves the zoning changes, some control could be gained by the planning board. But the end effect is that to make enough money on the project, there will be 150 plus apartments, with a retail component. The planning board is taking public comment for another 2 weeks or so. While much of this will make your eyes blury, if adopted, the entire Nobscott area will forever be changed. Some say for the better, some say not. Some say economic development is the way to improve our abandoned strip malls, others say it will cost us in the long run to encourage more apartments. Certainly no one can argue about the amount of traffic now, nor can anyone claim that no one will own a car or two who live there and there's the impact of children in our schools.

Thanks for posting this Jim. I will be sending my objections using the email address you supplied. This is what is called community outreach. Too bad we are dependent on private parties like you to get this info to us. City does not do a very good job at this at all.

I would agree.. it takes a few minutes to get to the planning board pages on the City web site. Like recycling, the Town needs more outreach, especially since the Nobscot re-zoning will have such a major impact on all of our lives.
I wish I could be more informative on the subject at hand, but planning board stuff makes my eyes blurry after the first 10 minutes of reading.

What happens with the emails we send? Do they get entered into any type of public document or record or do they just pretend to read them and then they disappear? I guess what I am asking is if 500 residents of that area send emails saying they don't want all these apartments built there will it have any impact on their decision to build or are we just wasting our time?

Good question.. and one that I asked on Friday. Amanda Loomis says, they gather ALL related materials from the public, including e mails and will discuss the material gathered from public comment at the 14th PB meeting. We have to take her word for it and hope that the PB will make every attempt to record and digest everyone's comments, both for and against. Will it make a difference... I like to think so. Once it gets approved by the PB, there's no stopping it then imo. I would have liked a Town Wide ballot question to determine how residents felt first, but Rose won't wait until Nov. None on the council would vote against the zoning change imo. And lets face it.. there's a bunch of residents who are going along with the changes just so they don't have to look at empty buildings.. I can't blame them at all. But those same people may not realize, the parking lot alone now has become a temporary parking lot for the library, the school, Heritage, not to mention the Town and commercial vehicles staged there.
